Transaction volume is a real market clock. When volume drops sharply, capital is repricing risk before it shows up in comps, and when volume recovers it signals investor confidence before headline cap rates move.
Aggregate volume reached $179 billion in Q4 2025, up 20.7% from the prior quarter and 20.2% year over year, with 46,395 properties trading. Industrial led with volume up 54.4% to $44.9 billion.
MetLife institutional data cited by Logan Freeman shows CRE valuations, measured by the inverse of cap rates, have fallen below U.S. equities for the first time in nearly 20 years.
