Midwest CRE Advisors made a strategic pivot about 90 days in: the price dropped from $1.3 million to $1.2 million and the story expanded to the 5.37 acres and K-7 corridor growth, bringing in NNN, 1031 and land buyers. The property drew multiple offers and sold for $1.15 million at an 8% cap rate with a 30-day close.
The campaign generated more than 57,000 impressions across channels, including a LinkedIn campaign over 20,000 impressions and more than 10,000 targeted emails to triple net investors with a 40% open rate and 2% click-through rate. The team also built FAQ documents from repeated buyer questions.
According to Nathan Roberts, the most demand is for units in the 1,000 to 3,000 SF range. Around 100 amps is usually enough for a small unit, since tenants who need more space can lease multiple units. New small bay development is trading around a 7 cap.
