In this Zoning Watch episode of The Kansas City Market Pulse, host Logan Freeman breaks down the Overland Park Planning Commission meeting from December 8, 2025, and what its 22 agenda items say about where growth is headed in Johnson County.

From 110th Street to 186th Street, the meeting was a snapshot of development pressure across the entire city: Costco optimizing, residential pushing south and multifamily building steadily.

Episode Highlights:

  • Costco Adds Parking, Not Square Footage: Two projects near 121st and Metcalf and 123rd and Blue Valley Parkway add 85 and 108 spaces. That is a vote of confidence in South Overland Park.
  • Sundance Ridge: R1 to R1A rezoning at 175th and Kenneth for smaller single-family lots. Framework OP is aspirational; existing rights win.
  • Crystal Spring Southwest: A 252-unit project at 135th and Pflumm at 19.5 units per acre, well below the 43.6 cap. Steady, bankable mid-density multifamily.
  • Corbin Park Pad 8: Two small buildings totaling 6,300 SF become one 15,000 SF market and restaurant. Mature centers are still backfilling pads.
  • Watch List: Menorah Medical Center, Capital Grille, Yard House and Mission 159 were continued. The Reserve at Coffee Creek was withdrawn, a red flag worth digging into.
