In this Property Spotlight episode of The Kansas City Market Pulse, host Logan Freeman and Nathan Roberts introduce Industrial 19, a fully leased flex industrial property with rare yard space at 2001 E. 19th Street in Lawrence, Kansas, one of the tightest industrial markets in the Midwest at about 1.3% vacancy.
With about 19,100 SF across two buildings on 8.73 acres, most of the rent comes from outdoor storage, and that is where the team sees the value-add play.
Property Highlights:

Industrial 19 is a fully leased flex industrial property at 2001 E. 19th Street in Lawrence, Kansas, with about 19,100 SF across two buildings on 8.73 acres. Midwest CRE Advisors listed it at $2.95 million, with about $330,000 of annual income and yard space for outdoor storage.
Lawrence industrial vacancy is about 1.3%. Limited new supply, onshoring and nearshoring of jobs and growth along the K-10 corridor, including Panasonic's $4 billion battery plant in De Soto, keep tenant demand strong.
Logan Freeman says groups that have raised $75 million to $100 million of equity are looking to buy 7 to 15 of these properties a year, and Midwest CRE Advisors has four to six buyers with mandates for the asset class over the next 6 to 12 months.
