Multifamily distress in 2026 is driven by capital structure, not demand. Reid Bennett of SVN explains that many 2020 to 2022 deals used short-term bridge debt near 3%, and those loans now mature at roughly triple the rate. Debt service coverage ratios fall below 1.0, forcing owners into capital calls, recaps, sales or lender workouts.
About $162 billion of multifamily loans mature in 2026, a 56% increase from 2025. Distress sales have already reached a 10-year high at 5.1% of transactions.
No. Kansas City absorbed 5,362 multifamily units in 2024 against 4,144 completions, with 93.2% average occupancy and average effective rent up 4.3%. That supports the view that distress is a capital problem, not a demand problem.
Do not wait for a wave of distressed deals. Lenders are avoiding taking back buildings, so buyers should look for motivated sellers in every market, review hundreds of deals, keep underwriting conservative, share their numbers with brokers and stay in contact because more deals are falling out in due diligence than ever.
Reid Bennett is optimistic. Midwest supply is shrinking, interest rates should plateau and loan maturities will force action, so he expects more deal volume. He calls 2026 a reset, not a collapse.
