According to the Q4 2025 Commercial Real Estate Market Pulse, pricing, volume and capital started moving together in Q3 2025. Dollar volume rose more than 20% quarter over quarter and more than 25% year over year. When all three move together, it is a regime change, not a head fake.
For three years buyers and sellers argued over value. In Q3 2025 they started transacting again. Price acceptance means the market is functional, not frothy, and it rewards owners and investors who prepare.
Median pricing reached post-COVID highs across every major asset class. Multifamily rose more than 17% year over year, office nearly 15%, retail more than 12% and industrial over 14%.
They are not rushing and not waiting. They are refinancing quality assets, lining up acquisitions before cap rates compress further, positioning portfolios for 2026 and using quiet quarters to prepare.
