Logan Freeman says CRE is in a transitional phase between the winner's curse and early contraction, with a rolling recession by sector rather than a broad crash. Data centers and industrial are strong while commodity office keeps struggling.
About $957 billion of commercial real estate loans matured in 2025 and about $875 billion mature in 2026. Borrowers who locked in rates near 3.5% are being quoted 6.5% to 7.5%, which forces equity injections, sales at a loss or handing back keys.
Logan Freeman expects the best deals in late 2026 and 2027, when distressed sellers are forced to sell, and advises staying sector specific and patient.
