When a prospective buyer contacted Joe Nuci of Midwest CRE Advisors about another listing, that opportunity didn’t work out. But the conversation continued.
What started as a property inquiry became a client relationship. Joe continued working with the buyer to find the right fit—a search that led to 702 SW South Avenue, a 5,440-square-foot flex industrial property just off Highway 7 in Blue Springs.
Joe represented the buyer in its acquisition for $527,500—$125,300 below the original asking price of $652,800, a reduction of approximately 19.2%.
And the purchase price was only part of the opportunity.
The property offered a combination of existing income, usable space, and room to add value.
At the time of marketing, the building was fully occupied: 3,852 square feet leased to a month-to-month tenant at rents described in the offering memorandum as below market, with the remaining 1,588 square feet occupied by the seller.
That arrangement gave the buyer options: retain the existing tenant, negotiate updated lease terms, or use or lease the seller-occupied portion.
The building’s physical layout supported that flexibility. With approximately 1,900 square feet of office space, warehouse and storage areas, and three garage doors, it could accommodate a range of business needs, from a showroom or service operation to a parts department or warehouse.
The opportunity was in both how the building could be used and how its income could grow.
Joe’s work on this acquisition began with a conversation about an entirely different property.
When that first opportunity didn’t move forward, he stayed engaged, helped the buyer find an alternative, and represented him through the successful purchase.
At closing, the buyer acquired the property for approximately $96.97 per square foot, compared with the original asking price of $120 per square foot.
That reduced acquisition cost gave the buyer a stronger starting position to pursue the property’s operational and income potential.
